A liquid coating system is a wet-applied membrane rolled or sprayed across the prepared roof, with every endlap, fixing and detail locally reinforced first. It cures into a seamless, flexible, waterproof skin over the whole roof — no joints to fail, no laps to open. Typical system life runs 10–25 years depending on specification, with manufacturer-backed warranties to match.

Cut-edge corrosion — rust creeping along the exposed cut edges of profiled sheets, usually at the eaves and laps — is the classic early failure of industrial metal roofs, and the reason many roofs get condemned years before they need to be. Caught in time, the edges are prepared, treated and sealed as part of the coating system, and the roof's life resets. Caught late, sheets perforate and the options get expensive. The treatment window matters.

When it's the right answer — and when it isn't

Right when the sheets are fundamentally sound and corrosion is early-to-moderate; when budget matters and the roof deserves saving; when you need the fastest, least disruptive watertight fix there is.

Not right when insulation below is saturated (coating seals moisture in — it needs addressing first), when sheets are widely perforated, or when the roof is within a few years of needing replacement anyway, where money is better put toward the long-term fix. Our survey settles this before we recommend anything — and if coating isn't right, we'll say so.

Can you coat over rust?
Not straight over it — that's how cheap coating jobs fail. Corroded areas are prepared and treated first, then sealed within the system. Preparation is most of the job done properly.
How long does a coating system last?
Typically 10–25 years depending on the specification — named in your proposal alongside the manufacturer warranty that backs it.
Is it worth coating an old roof?
Sometimes it's the smartest money in roofing; sometimes it's throwing good money after bad. The difference is what the survey finds — which is why ours is free and photographed.
