A new insulated metal roof, fixed over your existing one. No strip-off, no skips full of old roof — and your operation keeps running underneath.
// What it is
Over-cladding (sometimes called over-sheeting or a roof overclad) fixes a new insulated metal roof over your existing roof on a spacer system — new sheets, new insulation, new rooflights — while the old roof stays sealed in place beneath. It works on profiled steel roofs and, importantly, on asbestos-cement roofs, where leaving the old sheets undisturbed is usually the safest and most economical route there is.
Because nothing is stripped off, there's no exposure window during the works, dramatically less waste, and the disruption to whatever happens inside the building is close to zero. The result is effectively a brand-new roof envelope — with an insulation uplift to modern standards included — carrying a typical service life of 30 years and more, backed by a manufacturer warranty.
// Straight answers
Right when the roof is failing broadly — corroded cut edges, tired laps, brittle rooflights — but the structure beneath is sound; when the roof is asbestos cement and you'd rather not disturb it; when the building must keep operating; and when you want the energy-bill improvement that comes with new insulation.
Not right when insulation is already saturated across large areas (the wet bays need replacing first, or the moisture is sealed in), when the deck or structure has failed, or when a roof has already been over-clad once. Our survey checks all of this — including the structure's capacity for the additional layer — before we'll recommend it. If over-cladding isn't right for your roof, we'll tell you, and price the route that is.
// Money
As a working example, over-cladding typically runs around £65 per square metre supply-and-install — an example rate, not a quote, and excluding VAT; access, condition and spec move it in both directions. What doesn't move is the number on your proposal: we survey first, then the price is fixed. See exactly how we price →
// With us
It starts with a free boots-on-the-roof survey. Then a fixed price, an agreed programme, edge protection up first, and the work run bay by bay over your live operation — drone-filmed before, during and after. Warranty lodged at handover, and a maintenance plan to keep it valid.
