Full replacement strips the existing roof back and rebuilds the complete envelope: new liner sheet, insulation specified to current Building Regulations U-values, new profiled top sheet, rooflights, flashings and trims. It's the most thorough answer in roofing — a typical 40-year service life, everything new, everything warranted.

It's also the most involved, which is exactly why it shouldn't be the default recommendation. On many roofs, over-cladding reaches nearly the same outcome for materially less money and disruption. Replacement earns its place when the deck is past saving, insulation is saturated at scale, or the building's future demands it.

Right when the structure or deck has deteriorated beyond overlaying; when water damage is too widespread to isolate; when a change of building use, planning condition or energy target requires the full rebuild; or when you simply want the longest possible horizon with zero compromise.

Not right when a survey shows over-cladding or coating achieves what you actually need for less — in which case that's what we'll recommend, in writing, with the numbers side by side. Every one of our reports prices every sensible route, so the comparison is yours to see, not ours to hide.

Strip-and-replace over a working building is a sequencing job: bays opened and closed watertight in controlled sections, weather watched, deliveries timed, your operation protected throughout — and the whole programme fixed in the proposal before we start. On the biggest schemes (10,000 m² and up) the work can be phased across budget years. Everything is drone-filmed before, during and after. The worked example shows how the three routes price against each other on a real-shaped roof.
